The Home Value Report is an invaluable tool in Selling your home. Before you can put an asking price on your home, you need to know the market value of the house. This House Value will drive your pricing strategy and ensure that you won’t run into problems during the home appraisal piece of the transaction.
Housing Values are determined by several factors, but the two main facets of value are:
1. What will an appraiser say my home is worth at the time of Appraisal
2. What is a Ready, Willing and Able Buyer willing to pay me for my house….TODAY.
The Terrace 24 Home Value Report will help you to determine what price you can get for your home, and gives a professional opinion on what price you should put on your home. These reports are done by REAL PEOPLE, not a computer algorithm that relies on inaccurate tax record data. Each Home Value Report is prepared by one of our Licensed Real Estate Agents who will combine all of the comparable sale data available with their Local Market Expertise to put the most reliable, house value information in front of you so that you have everything you need to make this very important decision.

MLS Stands for Multiple Listing Service.
In the Atlanta Metro Area, we have two multiple listing services. There is no logical reason as to why this is, but the bottom line is that our sellers will have their listing entered into both MLS Systems. These are both databases that all agents enter their listings into to make it public that the home is for sale to other real estate agents, and to the public. When someone says “We’re putting our home on the market” or “We are listing our home”, they mean that they are listing the house in the MLS. Only real estate agents have access to enter listings into this tool and they pay hefty fees to have that privilege. As part of your base listing package, we enter your listing along with pictures of the home into both of the MLS systems in Georgia for maximum exposure.
Your listing will appear on sites like Realtor.com, Zillow.com, Trulia.com, and literally hundreds of real estate websites and portals for maximum exposure.
After you have signed up for the base listing package and completed the Listing Input form with details on your home’s features, we will contact you to schedule your consultation with one of our listing specialists. This consultation will have a licensed agent answer all of your questions about listing your home. We will go over the pricing strategy, talk about what to expect once the home is Active in MLS, how to handle agents calling for appointments, as well as a number of other things. This will be conducted over the phone and scheduled at a time convenient for you. This may be a very quick call if you’re an old pro, or take a bit longer if you’re new and have a lot of questions. Bottom line, we want to make sure that you feel informed and confident with your listing before we flip the switch.
Forms and Disclosures
There are a number of real estate forms and disclosures that will be requested by Buyers and their agents once the home is listed. We will walk you through how to complete these forms and get everything complete prior to listing so that as soon as someone is interested in making an offer on your property, they will have everything they need to act quickly.
Automated Showing Feedback
If you choose, we will setup you up on our automated showing feedback service that will automatically send a survey via email to every real estate agent who shows your property. The results of these surveys will come directly to your email so that you can see what agents and their buyers think about the home’s price, how well it shows and understand the reasons that buyers are giving for not buying your home so that you can change your strategy or address Buyer objections sooner rather than later.
Agent Support Prior to Offers
When you have questions or concerns during your listing period, before you receive offers, our team is available to answer those questions and address your concerns.
